First Time Home-Buyers Program

* We walk you through the buying process, and we answer any of your questions.
* We help you to determine how much home you can afford, how you can acquire
   the down payment, and what financing options may be open to you.

* If you have not been approved for a loan:
    1. We provide the list of documents & information require to process your loan.
    2. We inform you about local home-loan market (FHA, VA, & other programs).
    3. We will contact a lender immediately to get you fully approved for a loan. 
* If financial assistance is required, we will negotiate with the seller, in an effort to
   get all of your closing costs paid.
* We work within your budget to find the home best suited to your needs, size,
   style, features, location, accessibility to schools, transportation, shopping, etc.
* You will not waste time looking at unsuitable homes. We have systems for
   immediate access to most properties & foreclosures (HUD, VA, REOs, etc).

* Because, we have no emotional ties to a property, we can be objective about it 
   and we will point out to you its advantage and disadvantages.
* We handle all paper work, negotiation of contracts, inspections, disclosures,
   insurance, title, home warranty, inquires, appointments with escrow, appraisal,
   lender, & seller.
* We know all resources of information you will  need.  We will supply information on 
   real estate value, taxes, utility, cost, schools, business, municipal services,
   and facilities.
* Few days before close of escrow, we do a walk-through to re-inspect property.
* At the close of escrow:
    1. If you do not have a Home-Warranty, we pay for one (up to $300 dollars)
    2. We review closing documents with you & I hand you keys to your new home!
